If you are considering purchasing a home with solar panels, review the following before moving forward:
1. Determine Who Owns the Solar System
โ Owned outright by the current homeowner
โ Financed through a solar loan
โ Leased from a solar company
โ Subject to a Power Purchase Agreement (PPA)
Ask: Will the solar system be paid off at closing, or will I be assuming an existing agreement?
2. Review the Solar Agreement
If the system is leased or subject to a PPA:
โ Obtain and review the complete agreement
โ Determine the monthly payment
โ Understand how long the agreement remains in effect
โ Determine whether payments increase over time
โ Understand the electricity usage and production terms
โ Check for restrictions on making changes to the property
โ Determine whether the agreement can be transferred to the buyer
โ Ask whether there is a UCC lien associated with the system
Important: Your lender may consider solar payments when determining your creditworthiness.
3. Confirm Financing Requirements

Don't assume solar automatically means lower electricity costs.
7. Check the Utility's Net-Metering Policy

8. Check Warranties

9. Inspect the Roof

โ Have the roof professionally inspected

โ Check whether repairs or replacement may be needed
Important: If the roof needs replacement, solar panels generally must be removed and later reinstalled, which can add significant costs.
10. Check HOA Restrictions

โ Review HOA rules regarding solar installations
โ Determine whether future modifications are restricted
11. Check Homeowners Insurance
โ Tell your insurance agent the property has solar panels
โ Confirm the panels are covered
โ Ask whether installation or placement affects coverage
