Starting on the 29th, until the rent and penalties are paid in full. 3) Tenants are responsible for: Utilities including trash pickup. 4) Also, tenants are responsible for lawn maintenance. But we have a contract with a lawn care company to do the work of mowing and trimming. Tenant is to assist them by keeping things (obstructions) out of their way. Outside of home MUST be kept clean and neat. (No clutter, trash, toys, boats, disabled autos etc.) The Tenant will pay any extra charges for lawn care, caused by obstructions. 5) NO SMOKING in the home. 6) Only the authorized Pet is allowed in the home. And NO visiting pets are allowed in the home. 7) Minimum lease time is one year. Preference is given to long term tenants. 8) Rent can be adjusted at each renewal of the lease.
